Why Tenant Quality Matters More Than Speed
The Wrong Tenant Costs More Than a Vacant Property.
Most first-time landlords focus on filling their vacancy quickly — which makes sense. But what's less obvious until it happens is that a bad tenant placement can cost far more than a vacancy ever would. Think about what a problem tenancy actually involves: missed payments, property damage, difficult conversations, the legal process of a formal eviction, and then the cost of preparing the property for a new tenant after all of that. A single bad placement can wipe out months of rental income.
That's why we don't treat screening as a box to check. We treat it as the most important step in the entire leasing process.

Screening Process
Our Screening Process — What We Look At And Why
-
Step 1: Full Credit Report
A credit report tells us how an applicant has handled financial obligations over time. We're not just looking at a score, we're looking at the pattern. Consistent on-time payments, manageable debt, and no major collections or judgments tell us something meaningful about how this person is likely to handle rent.
-
Step 2: Employment and Income Verification
We verify that the applicant is currently employed and that their income is sufficient to comfortably cover the rent, typically looking for monthly income at least three times the monthly rent. We confirm employment directly, not just by reviewing a pay stub.
-
Step 3: Debt-to-Income Analysis
Income alone doesn't tell the full story. Someone earning a good salary but carrying significant debt may be stretched thin in ways that affect their ability to pay rent consistently. We look at the full picture.
-
Step 4: Eviction History
A prior eviction is one of the clearest indicators of a future problem. We conduct a thorough eviction history check across databases to make sure we're not placing someone with a documented history of being removed from a previous tenancy.
-
Step 5: Criminal Background Check
We run a full criminal background check on every adult applicant, applied consistently and in compliance with Fair Housing guidelines.
-
Step 6: Previous Landlord References
We contact previous landlords directly and ask specific questions: Did they pay on time? Did they take care of the property? Would you rent to them again? This step often surfaces information that doesn't show up in any database.
-
No Single Factor Decides
No single factor determines the outcome. We look at the full picture to make a well-rounded placement decision.
Fair Housing Compliance
Consistent Screening Protects You Too.
Fair Housing law requires that every applicant be evaluated using the same consistent criteria. Our screening process applies the same standards to every application, and every approval and denial is documented with a clear rationale. That consistency protects you from Fair Housing complaints and ensures you can defend any placement decision if it's ever challenged.
We Stand Behind Every Placement
Our Lease Fulfillment Guarantee
If a tenant we placed leaves within the first 8 months of their lease without fulfilling it and without paying an early termination fee, we'll find and place a new qualified tenant at no additional leasing fee. That guarantee exists because thorough screening works.

Our process goes beyond surface-level checks precisely for this reason. Landlord references, rental history, and debt-to-income analysis often surface issues that a credit score alone won't catch.

Most applicants are screened within a short turnaround so serious renters aren't lost to a slow process. We move quickly without cutting corners.
