Property Management Overview
New to this? Here’s what property management actually means.
If you’ve never worked with a property management company before, the term can sound vague. Here’s the simple version:
Residential property management means we take care of your rental home on your behalf. That includes finding and screening tenants, collecting rent, arranging repairs, handling paperwork, and staying on top of the legal side of being a landlord, so you don’t have to.
Think of it like hiring a team to run the day-to-day of your rental while you keep ownership and receive the income. You set the big-picture rules. We handle everything else.
What counts as a ‘residential’ rental property?
Residential just means it’s a place where someone lives, as opposed to a business or commercial space. The most common types we manage are:
- Single-family homes — a standalone house rented to one household
- Condos and townhomes — including any HOA coordination that comes with them
- Duplexes and small multi-unit properties — buildings with 2 to 4 units
- Vacation and mid-term rentals — properties rented for weeks or months at a time
Not sure which category your property falls into? That’s fine, just reach out and we’ll help you figure it out.

Why Residential Management is Different
Residential rentals are personal and that changes everything.
Managing a residential rental isn't the same as managing a commercial building or a large apartment complex. When someone rents your house or condo, it becomes their home. That means:
- They expect quick responses when something breaks.
- How they're treated affects whether they renew their lease or move out.
- Small issues, a leaky faucet, a slow email reply, can turn into bigger problems if ignored.
- The relationship between owner and tenant matters more than in any other property type.
That's why our entire approach to residential property management is built around one thing: keeping good tenants happy so they stay longer, pay on time, and take care of your home.
When that works well, everything else follows — fewer empty months, fewer costly turnovers, and more consistent income for you.
Common Property Management Challenges
The most common problems residential landlords run into
Whether you're brand new to owning a rental or you've been self-managing for a while, these situations come up again and again:
- A late-night call about a broken heater — and no idea who to call
- A tenant who seemed great at first, but is now consistently late on rent
- An empty property sitting vacant longer than expected, costing money every day
- Uncertainty about what you're legally required to do as a landlord in Kentucky
- Repairs that are taking too long, frustrating your tenant and risking their renewal
- Not having enough time to stay on top of it all alongside your regular life
None of these mean you made a bad investment. They mean you're managing it alone — and residential rentals work best with a professional system behind them.
Home Forward is that system.

What Good Management Looks Like
What you can actually expect
Here's what most owners notice once their property is being managed properly:
Performance-Backed Guarantees
What we stand behind
We think you should know upfront what you're agreeing to, including what happens if something doesn't go right. Here's what we guarantee:
You don't pay until we place a tenant
When it comes to leasing your property, you only owe us a fee once a qualified tenant is placed and moved in. No results, no charge.
No long-term lock-in
We don't lock you into a multi-year contract. If you're not satisfied with how we're managing your property, you can cancel. We believe we should earn your business every month — not just once at the beginning.
We respond when we say we will
Property owners should never be left wondering what's happening with their home. We commit to responding to your questions within one business day.
We only earn our fee when you get paid
Our monthly management fee only applies when rent is actually collected. If your tenant doesn't pay, we don't get paid either. That keeps us working in your interest, not just our own.
Pet damage protection
Allowing pets can help you attract more applicants and reduce the time your property sits empty, but it does come with some added risk. For approved pets, we provide extra protection on top of the standard security deposit to help cover any potential damage.
Eviction and lease protection
If a tenant we placed needs to be evicted, we'll cover up to $500 in related legal fees. And if a tenant leaves within the first 8 months without fulfilling their lease, we'll find and place a new tenant at no additional leasing fee.
Frequently Asked Questions
Common Questions From Property Owners
-
For most owners, yes—especially when you're starting out. A well-managed property typically has fewer empty months, better tenants who stay longer, and fewer costly surprises. Once you factor in the time you save and mistakes you avoid, most owners find the fee more than pays for itself. We're happy to walk through the numbers with you before you make any decisions.

On a typical day, we might be responding to a maintenance request, following up on a late payment, reviewing a rental application, coordinating a repair, or processing a monthly owner payout. Most of it happens in the background—the whole point is that you don't need to be involved in any of it.
-
Yes. You set the key boundaries: how much rent to charge, what the repair approval limit is before we check in with you, and what standards you want for tenant approval. We operate within those boundaries and handle the execution. You're in charge of the big decisions; we take care of the details.
-
During our initial walkthrough, we'll identify anything that needs attention before a tenant moves in. We'll give you a clear picture of what's needed and what it would cost, and you approve anything before work starts. We can also coordinate the repairs through our team if that's helpful.
-
Yes. Transitioning to a new property manager while a tenant is in place is something we do regularly. We handle the communication with your tenant, take over the existing lease, and make the switch as smooth as possible, for you and for them.
-
We manage that transition for you. We coordinate with your previous manager to collect lease documents, financial records, and tenant information. Your only job is to give notice to your current company. We handle the rest.
