Our In-House Maintenance Team
We Have Our Own Repair Team. That's Not Common, and It Makes a Real Difference.
Most property management companies coordinate repairs through outside contractors — adding time, cost, and uncertainty to every repair. Home Forward has its own in-house maintenance team. That means:
- Faster response times — we don't wait for a contractor's schedule to open up
- Lower costs — no contractor markup on top of parts and labor
- Better quality control — we work with the same people every day and hold them accountable
- Consistent communication — repairs are coordinated and closed out within our own system

Handling Maintenance Requests
How We Handle Maintenance
Tenant Submits a Maintenance Request
Tenants submit requests through our online maintenance portal, available 24/7. Every request is logged from the moment it's submitted. No calls to you, no texts at inconvenient hours.
We Assess and Prioritize
Urgent issues, no heat, water leaks, electrical hazards, are treated as emergencies and addressed immediately. Routine repairs are scheduled and handled promptly.
Our Team or a Vetted Contractor Handles the Repair
Depending on the type of repair, we dispatch our in-house team or a licensed, vetted contractor from our network. Either way, work gets done by someone we trust at a price we've vetted.
You Set the Approval Threshold
Before we begin management, you tell us how much a repair can cost before we check in with you. For anything under that threshold, we handle it without interrupting you. Above it, we bring you the details and a recommendation before proceeding.
You're Informed, Not Involved
After every repair, you receive a report through your owner portal, what was done, who did it, and what it cost. A full record with no tracking required on your part.
Proactive Property Care
We Don't Just React. We Catch Problems Early.
The most expensive repairs are usually the ones that weren't caught in time. A slow drain becomes a plumbing backup. A small roof leak becomes water damage. Our regular property inspections catch these things before they escalate, saving you money and protecting the long-term condition of your property.
Maintenance Questions
Common Maintenance Questions
-
You're kept informed without being pulled into the coordination. For routine repairs within your approved threshold, we handle it and log it in your portal. For anything above your threshold, we bring it to you before authorizing work.
-
For repairs above your pre-approved cost threshold, yes. Routine maintenance within your approved limit is handled without requiring your sign-off each time.
-
Our in-house team handles many repairs at lower costs than outside contractors. For vendor network work, we've vetted pricing alongside quality. Our volume gives us leverage individual landlords typically don't have.
-
We have a process for urgent requests around the clock. Tenants reach out through our portal and emergencies are escalated immediately. You won't receive a late-night call.
-
We document property condition throughout the tenancy. Repair costs attributable to tenant damage are handled according to the lease terms.
-
Significantly. How quickly and professionally issues are resolved is one of the top factors in whether a good tenant stays. A well-maintained property keeps good tenants longer and reduces turnover costs.
